The 2026 payment schedule is as follows:
FIRST SEMI-ANNUAL DUES:
1. $320.95 was due on February 1, 2026. A late fee is now being applied to delinquent accounts as of March 1, 2026. The late fee will be turned over to the legal department for collection, and owners will be responsible for the dues, late fees, and legal fees. The Association does not waive late fees unless there are special and unusual circumstances, which will be reviewed on a case-by-case basis.
SECOND SEMI-ANNUAL DUES:
2. $320.95 is due on July 1, 2026. A late fee will be applied on August 1, 2026
The Association recommends that all owners to be current on their dues or pay the full annual assessment of $641.90 on February 1, 2026, to avoid unnecessary late fee charges.

Temporary Pool Closure Notice
Dear Residents of Oak Hammock,
We would like to inform you that a leak has recently been discovered at the community
pool. In order to properly assess and address the issue, the pool will be temporarily
closed until further notice.
The Board and management are currently working closely with our pool vendor to
identify the cause of the leak and complete the necessary repairs as quickly as
possible. This temporary closure is necessary to ensure the issue is properly resolved
and that the pool remains safe for all residents once reopened.
We understand this may cause an inconvenience and appreciate your patience and
understanding while the repairs are underway. Updates will be provided as soon as
additional information becomes available.

It's warming up, and many trees and bushes are showing signs of life. As devastating as it looks, not all is lost. Watch and observe carefully at your plants to see where new growths are emerging. Be patient; don't cut back dead branches until you know where the new growth has fully emerged. That will tell you where to trim off to preserve your plants. Unfortunately, there will be some plants that are too far gone for recovery. Wait a little bit longer before removing them to ensure that they are really dead. Then replant in early April. Good luck and happy gardening!
It's time for you to trim off dead fronds or brown fronds from your palm trees. Do that now to minimize diseases caused by frost-damaged wood. Pests are attracted to decaying wood and can become out of control if not handled quickly.
Trees, shrubs, and other plants across the community—including those on HOA common property—have been damaged by the recent cold blast. The Board recognizes that this creates challenges for homeowners trying to maintain their landscaping. For that reason, the Board is pausing all landscaping‑related violations, including issues involving lawns, weeds, and tree maintenance, until the end of March. At that time, the Board will review conditions and determine the appropriate next steps.
Non‑landscaping violations, such as dirty driveways or improper garbage storage, will continue to be issued in the meantime.
Many of the bushes and plants on HOA common property will need to be replaced due to the recent cold damage. The Board is currently obtaining quotes from commercial nurseries to restore the affected areas. Homeowners’ patience is appreciated while the Association works through the landscape recovery process.

Gigapower will commence construction to bring fiber optics infrastructure to the community very soon. The Association is working with Gigapower on logistics to ensure minimal disruption to the daily activities of the community. Stay tuned for more information by the end of March and early April.

In accordance with the Association’s Declaration and Bylaws, the Annual Meeting will be held in March 2026. A meeting of the Board of Directors will take place at the same time.
The agenda and informational materials for both meetings will be mailed to the community in the coming days. These documents will also be posted on the Association’s website and on the community bulletin board. Please review and retain this information for your reference.
The Association looks forward to hosting the meeting and appreciates your participation.

The repair work is now officially completed. The LCAM has conducted the walkthrough with JW Masonry and found that all holes and cracks have been filled and repaired. Thank you for your patience and cooperation during the repair work.
