Notices to obtain your new key were sent out last year which included various dates and times to receive the new key. If you could not do so at that time, you can acquire a key at our Monthly Board Meeting after it has adjourned at 7:30 pm. There is a possibility that dates to pick up a key during the month of May will be scheduled. Notification will be sent out to our community via email.
New keys are distributed to Property Owners and/or their registered Agents only. If you are leasing your property and need a key for your tenant, you will be required to obtain the key directly or provide documentation allowing your registered agent to retrieve the key. Only one key is distributed per Property Lot. Your tenant will not be able to obtain the key directly.
These procedures are in place due to the cost involved in replacing the locking system and acquiring 347 new keys. These types of new keys can not be duplicated. If you have already obtained a new key and need it replaced, the replacement fee is $100.
Florida's Litter Law, specifically statute 403.413. This law is comprehensive and covers various aspects of littering and illegal dumping. It stipulates that anyone who dumps litter in any manner or amount is subject to penalties.
Under this law, the definition of litter includes not just traditional waste but also substances like chemicals, construction materials, and other potentially hazardous materials. The fines can vary depending on the amount and nature of the litter. For instance:
Small-scale Littering: If the litter is less than 15 pounds or 27 cubic feet in volume, it's considered a non-criminal infraction, punishable by a fine of $100.
Larger-scale Dumping: If the litter exceeds these amounts, the offense can escalate to a first-degree misdemeanor with a fine of up to $1,000 and potential jail time.
The HOA cannot have vehicles towed that are parked on the streets within our community. Our streets are owned and maintained by Osceola County.
However, our Declaration and Bylaws do include parking restrictions that the HOA can enforce. Our Declaration states vehicles cannot remain parked on the street more than 48 hours and our Bylaws include parking on the street is during daylight hours only.
The HOA can issue violations as per these restrictions and impose a fine. Fines are $100 per day with a maximum of $1,000.

It has come to our attention that indeed new street lights have been placed at the corner of OHPB and Suzzette Dr. It's not the traffic light we all had hoped for, as a new traffic light is planned further down towards the end of PHR. To date after numerous attempts over the last couple of years, a sign was placed to not block the intersection, a traffic camera was added to a pole at the entrance of Suzzette Dr and just recently additional street lights were added to this area. As little as this may seem, it is still progress in our endeavors to obtain a traffic light at our entrance. In addition to our HOA Board perusing this issue, it is also community members like yourself that also need to continue pressing the county regarding this urgent matter. As we had discussed in our conversation, the more members of our community that contact the county, they may finally realize the importance and safety concern we all have. You had stated that you are willing to help by communicating with a few of your neighbors. Let's start the new year off by doing just that. If you are still interested in do so, give your neighbors the county contact information you have and ask them to contact them as well.

Since this is your next door neighbor, if you feel comfortable approaching them, this may be your first course of action. If there is no result from the first approach, as per our Declaration Article VI, General Restriction, Section 8, it provides alternative resources.
All exterior improvements or alterations require approval by the HOA prior to starting any work. Please review the ARC Guidelines and download the ARC Application. Fill out the ARC form and attach all required documentation and photos if applicable. Once you have collected all the required information, email it to our property management company at ARC@oakhammockhoa.com

HOA Bylaws prohibit the removal of trees without approval from the HOA. Tree removal policies require the following guidelines for removal, a certified Arborise must declare the tree is dead or dying, the tree must be deemed a Hazzard by the ARC Committee, or the tree must have created visible property damage. Please fill out the ARC Application Form including photos and email it to our property management company at ARC@oakhammockhoa.com
The Blue Top Recycling Bin is picked up early Tuesday Mornings. It is best to place the Bin curbside no earlier than 6pm on Monday Evenings.
Yard waste is picked up on Tuesdays as well. Yard waste must be bagged, tied in bundles, or placed in waste containers weighing less than 50 lbs.
The Tan Top Waste Bin is picked up on Wednesdays. It is best to place the bin curbside no earlier than 6pm on Tuesday evenings.
Household Bulk Waste is picked up on Wednesdays. It is best to place these items curbside no earlier than 6pm on Tuesday evenings. Please call the Solid Waste Office at (407)742-7750 to confirm what type of household Bulk Waste is acceptable for curbside pickup.
