The Board of Directors finalized the 2026 budget at the meeting on November 13, 2025. The Directors have unanimously approved the budget. Here is the summary of the meeting:
1. The 2026 annual assessment amount will be the same as that of the 2025 assessment; there will not be an increase. The annual amount will be $641.90, which will be collected into two parts. $320.95 will be due on February 1, 2026, and $320.95 will be due on July 1, 2026. Late fee will be charged after the grace period, starting on March 1, 2026, and August 1, 2026, respectively. The Association recommends that homeowners pay for the entire annual assessment beginning on February 1, 2026, to avoid possible penalties resulting from late payments. Details of the budget will be posted soon.
2. There continues to be a few homeowners not meeting their responsibility to pay the assessments. These delinquent accounts have incurred unnecessary costs to the Association in managing them. Additionally, these costs are then being shared with other homeowners who are responsible for meeting their financial commitments. This is an undesirable situation. To reduce unnecessary expenses for everyone, the Association will turn over all delinquent accounts to its legal counsel for collection. The delinquent homeowners will then be responsible for legal and late fees.
3. There will no longer be a waiver for late fees. However, the Board of Directors will review exceptional circumstances on a case-by-case basis.
4. There will not be a special assessment to fund the reserves in 2026. Instead, a portion of the surplus operating account will be transferred to the reserve funds to ensure the Association has adequate resources to maintain the common ground and assets. Based on the 2024 reserve study, $73,707 would be needed for 2026. Reserve funding for assets will be allocated to the facilities most frequently used by residents, such as the pool, the children's playground, and the parking lot, etc. Other, more durable assets, such as benches, would not be funded for 2026.
5. The Association expects to drive a campaign to change the method of keeping reserve to Pooled Reserve versus Straight Line Reserve in 2026. This change would require a majority vote from the membership in accordance with the governing documents. The Association will be sending educational and factual information on this campaign shortly.

I am writing to introduce myself and share some important news about your community management. My name is Yulissa Vidal, and I am a Licensed Community Association Manager (LCAM) and Director of Management with Artemis Lifestyles.
We want to inform you that Kayla Smith will be departing from her role with Artemis Lifestyles, and her last day with the company will be Friday, October 10, 2025. We sincerely thank Kayla for her dedication and service to the Oak Hammock Preserve community and wish her the very best in her next endeavors. I will be your primary point of contact and interim Community Manager effective immediately.
Effective immediately, I will serve as the primary point of contact and interim Community Manager. My immediate focus is to ensure a seamless transition for the community. While we actively interview highly qualified candidates for the permanent Community Manager role, I will provide direct oversight and be available to address your questions and immediate needs.
I bring over 8 years of experience managing community associations with up to 1,200 units, plus over 10 years in the apartment management industry. My focus is on providing associations with sound financial guidance, operational transparency, comprehensive maintenance planning, and excellent customer service.
I am very detailed, eager to get to know you all, and look forward to meeting and working with everyone to help keep Oak Hammock Preserve a beautiful and thriving community.
